We start with an honest assessment. If your floor has enough wear layer left to sand, we say so. If it does not, we tell you that too, rather than selling you work that will not last.
From there we use dust-contained sanding equipment to keep your home liveable, apply your chosen stain, and finish with a hard-wearing sealant. Most homes are walkable again the next day.
What refinishing involves
Refinishing is quoted after a free in-home measure, because the price depends on the area, the condition of the boards and the finish you choose. We sand the floor back, stain it to the colour you want and seal it, and we only take the job on if there is enough wear layer left to sand.

Frequently asked questions
Can my hardwood floor be refinished, or does it need replacing?
It depends on how much wood is left above the tongue. Solid hardwood can usually take several sandings over its life. Engineered boards have a thin wear layer and often allow one sanding, sometimes none. We check what is left before recommending it, rather than after the machines are out.
What does refinishing actually involve?
We sand the floor back to bare wood, fill what needs filling, repair loose or squeaking boards, then stain and apply the finish coats. The boards you already own stay where they are, so you are paying for the work and the finish rather than for a new floor.
Can I change the colour of my floor?
Yes. Once the floor is sanded to bare wood it can be stained to a different colour and finished in the sheen you want, from matte through to gloss. This is the main reason people refinish a floor that is not actually worn out.
How long does refinishing take and can we stay in the house?
It is usually a few days, and the drying decides the schedule rather than the labour. Sanding and staining go quickly; the finish coats set the timeline and the room stays out of use between them. Sanding makes dust and the finish has a smell while it cures, so plan around the rooms being unavailable.
What does refinishing cost?
