What vinyl flooring installation costs in Toronto and the GTA: click vinyl from $3.20 per sq ft, glue-down from $5.50 including glue, plus what adds to the total.
Overview
Most people pricing a vinyl floor in Toronto get two numbers mixed together: what the flooring costs, and what it costs to put down. This guide covers the second one, using the installation rates 22FLOORING charges across Toronto and the GTA, so you can budget before anyone comes out to measure.
The short answer
- Floating (click) vinyl plank or tile: installation from $3.20 per square foot.
- Glue-down vinyl (dryback, LVT, full-spread and loose lay): installation from $5.50 per square foot, including glue.
The vinyl itself is priced separately and varies by brand, thickness and wear layer. Every product page on our site states which method that floor uses and the installation rate that goes with it.
Why glue-down costs more than click
A floating floor locks together board to board and rests on the subfloor, so an installer can cover a room quickly. Glue-down vinyl is bonded to the subfloor with adhesive. That takes more preparation, because the subfloor has to be flat and clean for the glue to hold, and the adhesive itself is part of the job. That is why our glue-down rate includes the glue.
Loose lay vinyl is heavy and grips the floor with its backing, but we still treat it as glue-down, because in practice it is secured with adhesive around the edges or across the room.
Which one do you have?
You can’t always tell from the name. Some products with “drop” or “lock” in the name are glued, and some glue-down lines look identical to click floors in photos. The spec sheet decides it. Look for:
- Floating: click, drop lock, angle-tap, 5G, 2G, Uniclic or I4F.
- Glue-down: dryback, glue down, full spread adhesive or loose lay.
A few floors list both. In that case you choose, and we quote both rates.
A worked example
Say you’re doing a 600 sq ft main floor in a Vaughan townhouse.
- Click vinyl plank: 600 × $3.20 = $1,920 for installation.
- Glue-down LVT: 600 × $5.50 = $3,300 for installation, glue included.

What can add to the total
- Removing the old floor. Carpet, laminate and old vinyl all come up differently, and ceramic tile takes the most work.
- Subfloor preparation. Dips, high spots and cracks in concrete need levelling, especially for glue-down vinyl.
- Stairs, which are quoted separately from the floor.
- Trim and transitions. Baseboards, quarter round, and the strips where vinyl meets tile or carpet.
- Moving furniture and appliances, if you’d rather not do it yourself.

Click or glue-down: which is right for your room?
Click vinyl suits most homes: bedrooms, living rooms, kitchens and condo units, and many rigid-core lines can go in basements. It’s faster to install and costs less to put down.
Glue-down vinyl makes sense for large open areas, rooms with rolling loads such as office chairs, and commercial spaces. It’s also the usual choice where a very thin floor is needed to meet an existing height.
If your condo board has soundproofing rules, check the product’s IIC and STC ratings, or the pad it comes with, before you order.
