MSI Everlife Flooring Review (2026)
An installer’s look at MSI Everlife vinyl: 274 products, wear layers from 12 to 22 mil, and what they cost installed in Toronto.
Quick answer
Where the numbers come from
Every figure below comes from the spec sheets of the 274 MSI products on our site as of September 2026. Where a sheet does not state something, we say so rather than fill the gap. We have not run our own wear tests and we do not give star ratings.
The range side by side
The wear layer is the whole decision here
Because MSI through us is entirely vinyl of similar thickness, the wear layer is what separates one product from another. It is the clear film on top, and it is the only thing between your floor and the grit people walk in.
Ninety-seven sheets are 12 mil. That is the entry grade, and it belongs in a bedroom or a guest room. Seventy-seven are 20 mil, which is what we would specify for a hallway, a kitchen or anywhere with a dog. Twenty-four are 22 mil. The price difference between 12 and 20 mil is small compared with the cost of replacing a worn hallway in five years.
XL means bigger boards, and that has consequences
The XL collections use longer, wider planks. They look calmer in a large open room because there are fewer seams, and they are quicker to lay. In a small or awkward room they are worse: more waste from cuts, and a wide board shows an out-of-square wall more plainly than a narrow one.
Most Toronto houses of any age have walls that are not square. It is worth seeing a full board rather than a sample before committing to XL in a narrow space.
What to check before you buy
12, 20 or 22 mil. All three are in this range at similar thicknesses, and the sheet is the only way to tell.
Click or glue-down. Glue-down costs $2.30 per square foot more to fit.
Room size against board size. XL boards suit open rooms and waste material in small ones.
What it costs installed
Floating laminate and click vinyl are from $3.20 per square foot, glue-down vinyl from $5.50 including glue, and engineered hardwood nailed or glued from $4.90 including glue and nails. Engineered that only clicks and floats is from $3.20. Taking up your old floor is included, the floor itself is priced on top, and the full list is on our flooring installation cost page. Frequently asked questions
Is MSI Everlife waterproof?
The Everlife lines are rigid core vinyl built for wet areas, and the sheets say so. That describes the plank itself – water that gets underneath a floating floor still has to be dried out, so a leak is still a problem even with a waterproof floor.
What is the difference between 12 mil and 20 mil?
The wear layer, the clear film on top. Twelve mil is the entry grade and suits bedrooms; 20 mil is what we would put in a hallway, kitchen or rental. The price gap is small next to the cost of replacing a worn floor early.
What does XL mean in MSI Everlife XL?
Longer and wider planks. Fewer seams and a calmer look in a large open room, but more waste from cuts in a small one, and a wide board highlights an out-of-square wall. Ask to see a full board rather than a sample.
Can MSI vinyl go in a basement?
Yes, provided the slab is dry and flat. Rigid core vinyl is one of the better choices below grade. We test the concrete for moisture while we measure and tell you if it needs work first.
Does MSI need underlay?
Some lines have a pad attached and some do not – the product page says which. In a condo the underlay must meet your building’s sound rating, so get that requirement in writing from your property manager before ordering.
