Flooring Installation Cost in Toronto
These are the rates we install for across Toronto and the GTA, per square foot, labour only. Material is on top and depends what you choose. Every job is confirmed in a free written quote, and the quote is the price.
Installation prices
Per square foot, installation only:
- Laminate — $3.20
- Click vinyl, SPC or LVP that floats — $3.20
- Engineered hardwood that clicks and floats — $3.20
- Solid hardwood — $4.50
- Engineered hardwood, glued and nailed — $4.90, glue and nails included
- Glue-down vinyl, dryback, LVT or loose lay — $5.50, glue included
- Floor tile — $13.50
- Staircase remodelling — about $7,000 a flight
Trim and nosings depend on the job and are quoted with it.
What a floor costs
A typical Toronto main floor is about 800 square feet. Installation only, before material:
- Laminate or click vinyl at $3.20 — $2,560
- Engineered hardwood glued and nailed at $4.90 — $3,920
- Glue-down vinyl at $5.50 — $4,400
- Floor tile at $13.50 — $10,800
Add a staircase at about $7,000 a flight. Financing is available at 0% over 3, 6 or 12 months, so a $3,920 floor is about $327 a month.
What's included
The rate covers the installation itself:
- Cutting and fitting, including around stairs, islands and doorways
- Glue and nails on engineered, glue on glue-down vinyl
- Clearing up and taking the waste with us
Removing the old floor is priced on top, by what’s down now:
- Carpet — $1.00 per sq ft
- Floating laminate or vinyl — $1.50 to $2.50
- Solid hardwood — $2.50
- Anything glued down, including tile — $3 to $5
Subfloor levelling, if it’s needed, is priced in the same written quote. Nothing is added afterwards. The written quote is what you pay.
What changes the price
Two floors of the same size can quote differently. What moves it:
- Herringbone and chevron take longer to lay than straight plank
- A subfloor that needs levelling before anything goes down
- Stairs, which are priced per flight rather than per square foot
- Glue-down over floating, which is slower and uses more material
- Small rooms with a lot of cuts, compared with open space
Your own flooring
If you have already bought your flooring, we will install it at the same rates, as long as we approve the material first. Send the brand and product name with your square footage and we will tell you quickly whether we will install it.
We work across Toronto, Vaughan and Woodbridge, Mississauga, Brampton, Markham and Richmond Hill, and travel as far as London at the same rates.
