Engineered Hardwood Installation in Toronto
We install engineered hardwood in houses and condos across Toronto and the GTA from $4.90 per square foot, including glue and nails. About nineteen of every twenty hardwood floors we lay are engineered, because a real wood face over a layered core copes with Toronto winters and concrete slabs far better than solid boards do.
22FLOORING is a local installation company based in Woodbridge, rated 5.0 out of 5 from 32 Google reviews. We supply the floor and fit it, or install boards you have already bought once we have checked them.
Why engineered hardwood works in Toronto homes
Engineered boards are built from layers running in opposite directions, with a solid wood veneer on top. That build resists the cupping and gapping that a dry, forced-air winter causes in solid wood, and it lets the floor go down over concrete in a condo or a basement, where solid hardwood cannot.
The face is real wood, so it sands and refinishes like any hardwood, comes in white oak, red oak, maple, hickory and walnut, and can be laid in wide plank, herringbone or chevron. Most of the engineered floors we install are nailed or glued; some click together and float.

Where we install engineered hardwood
Engineered hardwood suits nearly every room above or below grade, and it is the floor we fit most in:
- Condo units on concrete slabs, glued or floated, including buildings with sound-rating rules
- Main floors and open-plan living areas, often in wide plank or herringbone
- Bedrooms and upper floors over plywood, nailed down
- Finished basements, where solid wood is not an option
- Matching runs across hallways, landings and recapped staircases
We work across Toronto, Vaughan and Woodbridge, Mississauga, Brampton, Markham and Richmond Hill.
Buying your own flooring?
We install engineered hardwood you have sourced yourself, as long as we approve the material first. Thin veneers and boards with poor milling give up within a year or two, and the finished floor carries our name, so we check the product before installation day. Send us the brand and product name and we will tell you quickly.

Frequently asked questions
How much does engineered hardwood installation cost in Toronto?
Installation is from $4.90 per square foot, including glue and nails, with the flooring priced separately. Engineered boards that only click and float are from $3.20 per square foot. We confirm the total in a fixed written quote after a free measure.
Engineered or solid hardwood: which should I choose?
Engineered for almost everyone in Toronto. It handles winter humidity swings better, it can go over concrete in a condo or basement, and the face is real wood that refinishes like solid. Solid hardwood still makes sense over plywood in a detached house where you want the thickest wear layer possible.
Can engineered hardwood be installed in a condo on concrete?
Yes. It is glued or floated over the slab, often with an acoustic underlay to meet the building’s sound rules. This is one of the main reasons condo owners choose engineered over solid.
Can it be refinished?
Yes. The wood veneer on a quality engineered board sands and refinishes like solid hardwood. Thicker veneers allow more refinishes over the life of the floor.
Will you match my stairs to the new floor?
Yes. We recap carpeted or worn stairs in the same wood, stain and sheen as the floor, quoted by the flight.
