North York runs from Yonge Street out to Downsview and from York Mills down to Eglinton, and the housing changes completely as you cross it: post-war bungalows and side-splits, semis, older detached homes with plywood subfloors, and condo towers along Yonge and Sheppard sitting on concrete.
That mix decides the floor. We supply and install hardwood, engineered hardwood, vinyl, laminate and tile across North York, and we remodel staircases. Every quote is free and fixed in writing before anything starts.
We take on jobs of every size, and larger ones are where we do our best work: whole-home installs, staircases, herringbone and chevron, big hardwood and tile. For projects that size we will travel across the GTA and the surrounding areas.
What we install in North York
The subfloor usually decides the material before taste does. A condo on a concrete slab near Sheppard needs engineered hardwood, vinyl or laminate, glued or floating. A bungalow off Bathurst with a plywood subfloor can take solid hardwood nailed down.

- Solid hardwood for houses from $4.50 per square foot, nailed to a plywood subfloor in the bungalows and side-splits off Bathurst and in Don Mills. It can be sanded and refinished again years later.
- Laminate and vinyl, including basements from $3.20 per square foot for laminate and click vinyl, and from $5.50 for glue-down vinyl including glue. Rigid-core (SPC) vinyl is waterproof, which makes it the usual choice for a basement once the slab passes a moisture check.
- Tile from $13.50 per square foot for entries, kitchens and bathrooms.

Staircases
A lot of North York houses were built with a carpeted staircase running up the middle of the house. Stripping it back and rebuilding it in hardwood changes the hallway more than a new floor does, because the stairs are what you see from the front door.
We remove the carpet, replace treads and risers in hardwood, and fit new posts, spindles and railings so the staircase matches the floor going into it. A flight runs around $7,000. The photo here is a North York staircase we remodelled. More on staircase renovation.
Refinishing instead of replacing
If the existing floor is solid hardwood and the boards are sound, sanding and refinishing is usually cheaper than replacing it, and it keeps the original floor. Older North York houses often have oak strip flooring under the carpet that is worth saving.
We sand back to bare wood, fill and repair where needed, and finish in the sheen you pick. It only works if there is enough thickness left in the boards, so we check that first and tell you straight if replacement is the better answer. More on hardwood refinishing.
How a job runs, and what we check first
Four steps: we come and measure, you choose the material, we agree a date, and we install. The quote is fixed in writing before work starts, and that is what you pay unless hidden damage turns up under the old floor, which we show you and price first.
Three things we check in North York specifically. Flatness, because a 1960s subfloor has usually moved and a floating floor telegraphs every dip. Moisture, on any slab and in any basement, before glue goes anywhere near it. Building rules, since most condos along Yonge and Sheppard set a minimum sound rating and a booking window for the elevator, and we work to both.

How much does it cost to install 1,000 square feet of flooring in North York?
For the installation alone, about $3,200 for laminate or click vinyl, $4,500 for solid hardwood, $4,900 for engineered hardwood glued and nailed, $5,500 for glue-down vinyl and $13,500 for tile. Halve it for 500 square feet, or add half again for a 1,500 square foot house. The floor itself is priced on top, depending on what you choose, and the total is fixed in writing before we start.
What is included, and is there a warranty?
Taking up and removing the old floor is included. Our crew preps the subfloor, lays the new floor, fits trims and transitions, and cleans up at the end of every day. Anything else the floor needs, such as underlay, is on the written quote. If we find hidden damage once the old floor is up, such as rot or water damage, we show it to you and price it before going any further. Our workmanship is covered for up to two years, residential floors carry 20 to 40 year manufacturer warranties, and we are licensed, insured to $2 million and registered with WSIB.
Do you work in condos in North York?
Yes. Most buildings along Yonge and Sheppard set a minimum IIC/STC sound rating under the floor and need the service elevator booked. We use acoustic underlay that meets the building’s rating, give the condo board the underlay’s sound-rating sheet for approval, and work inside the window the property manager gives us.
Can I have solid hardwood in a North York condo?
Usually not. Solid wood is nailed to a plywood subfloor, and a condo sits on a concrete slab. Engineered hardwood gives you a real wood surface that can be glued or floated over concrete, which is why it is what we fit in most condos.
Is refinishing cheaper than a new floor?
If the existing boards are solid hardwood and thick enough to sand, yes, and it keeps the original floor. We measure what is left before recommending it. Engineered floors can sometimes be refinished once, depending on the veneer, and laminate and vinyl cannot be refinished at all.
