Flooring Installation in North York
North York runs from Yonge Street out to Downsview and from York Mills down to Eglinton, and the housing changes completely as you cross it: post-war bungalows and side-splits, semis, older detached homes with plywood subfloors, and condo towers along Yonge and Sheppard sitting on concrete.

The subfloor usually decides the material before taste does. A condo on a concrete slab near Sheppard needs engineered hardwood, vinyl or laminate, glued or floating. A bungalow off Bathurst with a plywood subfloor can take solid hardwood nailed down.

Staircases
A lot of North York houses were built with a carpeted staircase running up the middle of the house. Stripping it back and rebuilding it in hardwood changes the hallway more than a new floor does, because the stairs are what you see from the front door.
We remove the carpet, replace treads and risers in hardwood, and fit new posts, spindles and railings so the staircase matches the floor going into it. A flight runs around $7,000. The photo here is a North York staircase we remodelled. More on staircase renovation.
Refinishing instead of replacing
If the existing floor is solid hardwood and the boards are sound, sanding and refinishing is usually cheaper than replacing it, and it keeps the original floor. Older North York houses often have oak strip flooring under the carpet that is worth saving.
We sand back to bare wood, fill and repair where needed, and finish in the sheen you pick. It only works if there is enough thickness left in the boards, so we check that first and tell you straight if replacement is the better answer. More on hardwood refinishing.

Usually not. Solid wood is nailed to a plywood subfloor, and a condo sits on a concrete slab. Engineered hardwood gives you a real wood surface that can be glued or floated over concrete, which is why it is what we fit in most condos.
Is refinishing cheaper than a new floor?
If the existing boards are solid hardwood and thick enough to sand, yes, and it keeps the original floor. We measure what is left before recommending it. Engineered floors can sometimes be refinished once, depending on the veneer, and laminate and vinyl cannot be refinished at all.
