Twelve Oaks Flooring Review (2026)
An installer's assessment of the 10 Twelve Oaks vinyl collections sold at 22FLOORING, compared by core, thickness, wear layer and installed price, based on the manufacturer's spec sheets.

Quick answer
Where the numbers come from
Every figure below comes from the spec sheets of the 121 Twelve Oaks products on our site as of September 2026. Where sheets inside one collection disagree, we show both values. Where a sheet leaves something out, we write “not stated on the sheet”. No Twelve Oaks sheet we hold gives a warranty term or mentions an attached pad. We have not run wear tests and we give no star ratings.
The Twelve Oaks lines side by side
Glue-down Foundation lines. Dryback means the plank is glued straight to the subfloor. Foundation 2520 is the 1/8 in plank, in colours such as Caramel Swirl. Foundation Premium is thicker and comes in long planks and 12 x 24 in tiles. See Willow Branch. Foundation Endure is the 12 mil option. Its sheets do not state an install method and disagree on thickness, so ask us to confirm both.
SPC SolidCore lines. SPC is a rigid stone-polymer core. It clicks together as a floating floor. SolidCore is the 3/16 in, 12 mil plank. SolidCore Ultra 5G is 1/4 in and 20 mil, in a longer, wider plank. Honey Tea is one of the colours people ask for by name.

WPC Surewood lines. WPC is a wood-polymer core. It is softer underfoot than SPC. All four collections are 20 mil click floors. Surewood is the standard plank, Surewood Pro is longer or a large tile, and Surewood Plus is a wider 8-7/8 in plank. Surewood Chevron comes in one size, and True Natural Chevron carries the Twelve Oaks colour name people search for most.

Wishbone. Wishbone Luxury Vinyl is a 20 mil SPC click floor. Four colours are a short plank and four are 7 x 48 in. See Timeworn Natural.
Which line suits which room
- Kitchens, front halls and main floors: choose a 20 mil wear layer. It is the usual commercial-grade thickness and holds up better to pets and grit than 12 mil. Look at SolidCore Ultra 5G, any Surewood collection or Wishbone.
- Bedrooms and home offices: the 12 mil SolidCore plank is enough for light traffic.
- Rooms where comfort underfoot matters: the WPC Surewood collections are the thickest planks in the range and feel softer than SPC.
- Basements: an SPC click floor such as SolidCore Ultra 5G over a flat, moisture-tested slab.
- Large open areas and commercial space: Foundation 2520 or Foundation Premium. A glued floor does not float, so it suits big rooms and rolling loads.
What to check before you buy
- Subfloor: a thin glue-down plank shows every ridge and screw head under it, so plan for skim coating. A click floor needs a flat subfloor or the joints take the stress.
- Wear layer on your exact colour: in Foundation 2520, one sheet lists 12 mil and the rest list 20 mil. Check the sheet for the colour you pick.
- Warranty and underlay: neither is on the sheets. Ask us for the manufacturer’s warranty in writing, and hold off on underlay until we confirm what the plank needs.
- Room climate: every sheet lists 18 to 27 °C and 35% to 55% relative humidity. An unheated sunroom falls outside that range.
- Boxes: coverage runs from 19 to 37.2 square feet per box depending on the product. Order the whole job at once, with 5 to 10 percent extra, from one lot.
What it costs installed
The price depends on the install method on the sheet. The floating collections are installed by 22FLOORING from $3.20 per square foot: SolidCore, SolidCore Ultra 5G, Surewood, Surewood Plus, Surewood Pro and Wishbone. Surewood Chevron is quoted per job, like all our herringbone and chevron floors. The glue-down collections are from $5.50 per square foot, glue included: Foundation 2520 (dryback) and Foundation Premium (glue down). The Foundation Endure sheets do not state a method. It belongs to the glue-down Foundation family, so budget for the $5.50 rate and we will confirm it on your quote.
Taking up your old floor is included and the floor itself is priced on top. Subfloor preparation, stairs and transitions are quoted per job, and quotes are free. Frequently asked questions
Is Twelve Oaks vinyl flooring waterproof?
The spec sheets we hold do not include a waterproof line, so we will not quote one. Vinyl does not absorb water the way wood does, and SPC and WPC planks are common in kitchens and basements. Ask us for the manufacturer’s written warranty before you order for a wet area. Water that gets under any floor still has to be dried out.
What is the difference between SPC and WPC in the Twelve Oaks range?
SPC is a rigid stone-polymer core: SolidCore, SolidCore Ultra 5G and Wishbone, at 3/16 in or 1/4 in thick. WPC is a wood-polymer core: the four Surewood collections, at 5/16 in. WPC is thicker and softer underfoot. SPC is denser and thinner, which helps under existing doors.
Can Twelve Oaks vinyl go in a basement?
Yes, if the slab is flat and tested for moisture and any leak is fixed first. For a busy basement we would use a floating SPC plank with a 20 mil wear layer. The sheets call for 18 to 27 °C, so the space needs heat.
Does 22FLOORING sell Twelve Oaks hardwood?
No. Our Twelve Oaks range is vinyl only. For wood, see our engineered hardwood category.
Is Twelve Oaks good for condos?
Your building’s sound rules decide. The spec sheets do not list a sound rating or an attached pad, and many buildings require a specific acoustic underlay under a floating floor. Get the requirement in writing from your property manager and send it to us before you order.
