Estate Oak (204) is a glue-down luxury vinyl from Next Floor's Groundwork 423 programme, supplied as a 7.25" x 48" plank and a matching 12" x 24" tile under model 424. Both measure 2 mm in thickness, carry a square edge, and use a 12 mil wear layer under UV-cured urethane, so pieces sit tight against each other with no bevel groove to collect grit. This is a value floor for landlords, basements and light commercial rooms rather than a heavy-wear specification.
